Until recently, there were just a few places to check if you had to look for a vacation rental on-line. Up until a few years ago, your only possibilities were sites like Cyber Rentals or “Vacation Rentals By Owner.” These sites have existed since at least the late 1990s and generally dominated the industry.

The above websites are still around, but you have a many more options when looking for accommodations today. Web sites such as TripAdvisor or HomeAway or PerfectPlaces have cropped up, together with a lot of smaller, regional and hyper-local sites.

By and large, the bigger websites all have a similar amount of listed accommodations. There may be some regional differences every now and again, but more often than not the majority of web-sites will have a decent range from which to choose.

The challenge is not so much in having a large variety of rental accommodations from which to select, but picking the right rental. The main decision you will have to make is whether or not you want a rental that’s managed and posted by the owner or one that’s posted by a management company. The more recent online sites make this decision fairly easy, since many make this distinction reasonably obvious.

When you’ve narrowed it to one group or the other, you’ll want to seriously consider the properties themselves. Not only the most obvious items like pics or features – those things you’ll always need to take into consideration. You will want to look to see if the availability calendar has been modified recently. That’s essential because it indicates both a commitment to actively managing the property or home, as well as giving you an indication of how much time you’ll gain or squander going back and forth trying to figure out if the property is available.

Before you make your final decision of which homeowners or managers to approach, be sure that the property has received at least a few testimonials. Good comments are helpful to see, but don’t discount the bad ratings. If a bad critique incorporates a reply specifically addressing the things pointed out in the critique, that’s a very good indicator. It demonstrates the owner or manager is paying attention and is making an effort to make the home better.

All reviews that are positive don’t always suggest a great property or home. Ratings can be faked. If a property or home provides all reviews that are positive, without any mention of any kind of issues at all, be careful. New web-sites, like AirBnB make the process of figuring out whether a review is legitimate much simpler by attaching the evaluators identity to Facebook or by including other sorts of social confirmation.

As a closing step, evaluate the actual person you are corresponding with about your rental. Don’t only inquire regarding the rental itself. Ask them specific questions about the area where the rental is situated, ask them for restaurant ideas, get them to recommend activities, etc. In other words, make sure they are intimately familiar with both the property and location they represent. What you don’t want is just a person who’s replying to queries. You should correspond with someone that lives and works in the region.
